Overview
Brokerage commission in South Korea (중개보수) is capped by statute rather than negotiated freely, and value added tax of 10 percent is added to the commission where the agency is VAT-registered. Sales run from 0.6 percent below 50 million won — capped at 250,000 won — through 0.5, 0.4, 0.5 and 0.6 percent across ascending bands to 0.7 percent above 1.5 billion won.

The rate is not monotonic. It falls to its lowest point, 0.4 percent, across the 200 million to 900 million won range that covers most standard apartment transactions, then rises again above that. The shape dates from the 2021 revision, which cut the upper bands after commissions on high-value Seoul apartments had grown far faster than the service rendered.
Leases follow a separate, lower table beginning at 0.5 percent with a 200,000 won cap. A monthly-rent contract is first restated as a deposit-equivalent value, so the band depends on that conversion rather than on the headline deposit, and each side of a transaction pays its own agent.
